A polished profile picture and an active messaging account do not establish who is handling a property enquiry. Equally, a modest photograph or incomplete social profile does not prove that someone is dishonest. The better approach is to verify specific claims, especially when a conversation moves toward a payment, an appointment or the exchange of identity documents.
Where a person claims professional registration, use the regulator's own search facility and compare the relevant details. Check the name, registration reference and firm, then contact the firm through independently obtained details if something is unclear. A screenshot supplied by the person is a starting point for a check, not the completed check itself.
Verify the transaction as well as the person
For example, a tenant may speak to a genuine-looking contact about a unit advertised at an unusually convenient price. Even if the contact's identity is confirmed, the tenant still needs to understand the authority to advertise that unit, the proposed agreement and the purpose of any payment. Verification should follow the actual transaction rather than stop at a single identity match.
If account details change, pause and confirm them through a trusted channel already established with the relevant organisation. Record the payment purpose and request an appropriate receipt. Avoid letting a countdown or a claim that another person is “sending money now” replace a proper answer to an unresolved question. Genuine time pressure does not make a missing fact less important.
Protect the information you share
Ask why a document is needed, who will receive it and how it should be sent. Share only what is necessary for the current stage through the organisation's approved method. Keep a list of documents supplied so the household can recognise a duplicate request or follow up if a recipient changes.
The Board Information System search is linked as the current regulator tool, not as an endorsement of any advertiser on this portal. This retrospective article offers a process, not a prediction that any particular account is a scammer. If details conflict, stop the next consequential step and resolve the conflict directly. A calm, evidence-led check is more useful than judging people by appearance, marketing language or the size of their online audience.
