A seller can appoint someone to market a home and still be uncertain about what happens next. Will the advertiser arrange photographs, qualify enquiries, host appointments or coordinate offer discussions? Who approves a price change? A clear instruction should answer those operational questions before the property appears across several channels with inconsistent information.

Ask the professional to identify the firm involved and explain the proposed terms of engagement. Read the provisions on scope, duration, charges and termination with appropriate advice. Do not assume that a casual chat has settled every obligation, and do not take a fee rate from a portal article as a substitute for the applicable professional rules and the actual agreement.

Define the marketing decisions

For a hypothetical owner preparing to sell a terrace house, a simple instruction sheet could record the approved asking price, the facts that need checking and the person authorised to approve photographs. Agree how changes are requested and acknowledged. If more than one family member is involved, identify a decision process that avoids contradictory directions.

Set expectations for communication. A weekly activity note might show enquiries received, appointments completed and recurring questions, without exposing unnecessary personal details about prospective buyers. Discuss what a meaningful update looks like: a high view count is not automatically a serious enquiry, while a specific question about timing may deserve a prompt response even when the total enquiry count is low.

Plan the ending as carefully as the start

Ask what happens to advertisements, keys, documents and outstanding enquiries if the instruction ends. Confirm how final charges or reimbursements are handled under the agreed terms. Keep records of approvals and invoices so a disagreement can be discussed using the actual sequence of events rather than memory alone.

The Board's current explanation of negotiators' roles is linked as regulator further reading. It explains their relationship with an estate agency firm; this article does not claim that a new rule was introduced on this diary date. Before relying on an individual, verify the person's professional position and the firm independently. A good working relationship combines that verification with clear instructions, realistic reporting and a shared understanding of which decisions remain the owner's responsibility.
