  2. Track estimates through to receipts

A quotation described as “all-in” can still leave two buyers talking about different services. One figure may include an estimated tax amount, another may omit a later registration expense, and a third may include an optional service. The sensible response is not to assume dishonesty. It is to make the scope readable before comparing totals.

This retrospective diary entry recommends asking for a quotation with four clear sections: professional work, taxes or duties, disbursements paid to others, and optional extras. Each line should explain what is being estimated, who receives the payment and what could change it. Obtain the relevant professional's advice on the applicable legal charges and duties rather than treating an online example as a binding assessment.

Compare the work, not just the headline

For a hypothetical RM500,000 purchase, a household might receive quotations of RM8,000 and RM10,000. The lower figure could be missing a service the higher one includes, or the higher figure could reflect work the buyer does not need. Ask both providers the same questions: which documents are covered, what assumptions were used, when will the estimate be revised, and which costs remain outside the total?

Write the answers beside the quotation. Do not add unrelated charges into a single unexplained “admin” amount in the household budget. If someone says a developer or another party will absorb a cost, request the written terms, including what happens if the transaction does not proceed or the chosen financing changes. A verbal incentive is difficult to compare with a documented obligation.

Track estimates through to receipts

Keep an estimate column and an actual-payment column. Record the recipient, date and receipt reference for each payment. When an estimate changes, ask for the reason in plain language and retain the revised version. A careful payment record is useful even when everyone involved is acting properly, because several organisations may be collecting different amounts at different stages.

HASiL's current stamp-duty FAQ is linked for official further reading about the assessment system; this entry does not announce a tax change on 5 October. Before authorising a payment, check the account through a trusted contact channel and confirm the purpose. A good quotation gives the household enough information to ask a precise question, and a good comparison respects the fact that superficially similar totals may purchase different work.
