The Budget 2027 speech on 9 October 2026 proposed stamp duty support for first-home purchases under sale and purchase agreements executed from 1 January 2027 to 31 December 2030. The speech describes full exemption for homes priced up to RM500,000. For homes priced up to RM750,000, it proposes full exemption on the first RM500,000 and a 50% exemption on the balance.

These are proposals described in the Budget speech. A buyer should confirm the final legal instruments, effective dates and qualifying conditions with the conveyancing lawyer before treating a saving as available. The announcement is relevant to planning; it is not a substitute for a transaction-specific calculation.

Check which date actually matters

A booking date, financing application date, signing date and transfer date can be different. Ask the lawyer which document and date determine eligibility under the rules that ultimately apply. Keep the answer in the transaction file together with the relevant official reference.

Do not postpone or rush a purchase on the headline alone. A timing change can affect a seller’s willingness to proceed, a financing offer, temporary accommodation or the completion timetable. Consider those costs alongside a possible duty saving.

Prepare a full cash budget

Even where an exemption applies, a home purchase can involve other payments. Ask for an itemised estimate covering legal work, searches, registration and disbursements, financing documentation and any taxes or charges relevant to the specific property. Keep the deposit and moving expenses on the same worksheet.

Request a comparison with and without the proposed relief. That gives you a realistic funding range while implementation details are being checked. Avoid spending an expected saving before the lawyer has confirmed that your circumstances and property qualify.

Questions to take to the lawyer

  • Which published instrument governs this purchase, and is it already in force?
  • How is first-home status assessed for all named purchasers?
  • Does the property type and intended use fall within the applicable definition?
  • Which documents must be lodged, and who is responsible for the application?
  • What happens if an assumed exemption is refused?

Use the loan calculator to explore borrowing assumptions, then check affordability using actual lender and legal quotations. The Budget may change an upfront expense; it does not remove the need for a sustainable monthly budget, an inspection and independent advice on the purchase documents.
