A household can remember a property's marketing name while the documents use several different identifiers. The building name, postal address, unit number and registered description may serve different purposes. Before discussing what is included in a purchase, make sure the relevant professionals can connect the advertised home to the actual property documents.
Create a comparison page using the documents supplied through the proper transaction channel. Record the identifiers exactly as they appear, noting any difference that needs explanation. Do not silently “correct” a number because it looks unfamiliar. Ask the solicitor or other responsible professional to resolve a mismatch and keep the explanation with the source document.
Give parking and storage their own rows
For example, an apartment advertisement might mention two parking spaces and a storage area. The buyer should ask how each is identified, what arrangement supports its use and whether it forms part of the interest being offered. Seeing a painted number or being shown a cupboard does not answer every ownership or usage question. Obtain the relevant documentation and advice.
This exercise also helps sellers. Before approving marketing material, check that the description of included fixtures, access arrangements and ancillary spaces matches what can properly be offered. If a space is used by informal arrangement, describe that accurately rather than allowing photographs to imply an ownership right that has not been established.
Resolve differences before the next commitment
Make a list of outstanding matters with a named person responsible for checking each one. A discrepancy may have an ordinary explanation, such as a difference between a postal address and a formal identifier. The important point is to obtain that explanation rather than assume every mismatch is harmless or every mismatch proves a problem. Avoid paying a consequential amount while a material identity issue remains unclear.
The JKPTG FAQ is current official further reading; a qualified adviser must apply the relevant documents and rules to the particular property. This diary does not declare that a particular parking arrangement is transferable. Before proceeding, ask someone unfamiliar with the marketing conversation to match the advertisement to the file. If they cannot tell precisely what is being bought, improve the records and resolve the outstanding rights. Clear identification is an essential foundation for a useful price discussion.
