  2. Describe the limits of an image

A photograph earns attention quickly, but a useful listing should still make sense when the viewer reaches the actual property. Owners and advertisers can improve that experience by deciding what each image is supposed to explain. A wide room view, a floor-plan relationship and a close-up of an important condition issue serve different purposes.

Begin with a factual image inventory. Identify which photographs show the advertised unit, which show shared facilities and which are illustrations or proposed layouts. Label those distinctions in ordinary language. An attractive image of a different unit should not quietly stand in for the home being offered, and a digitally altered room should not be presented as an untouched record of its current condition.

Give the viewer a usable sequence

For a hypothetical three-bedroom home, the opening images might establish the main living space and kitchen, followed by the bedrooms, bathrooms and relevant outdoor area. Include enough orientation that a viewer can understand how spaces connect. Ten near-identical angles of a sofa do less work than one clear photograph of a room omitted from the gallery.

Take care with personal belongings. Remove identity documents, account statements, identifiable family photographs and other unnecessary private details before shooting. If a home is occupied, agree the photography arrangement with the people entitled to control access. A listing campaign does not require exposing someone's ordinary private life to make the rooms understandable.

Describe the limits of an image

Light, lens choice and editing can change the impression of space. Provide dimensions from an appropriate source when available and distinguish verified measurements from estimates. Explain fixtures or furnishings that will not be included in the proposed transaction. If the condition changes after photographs are taken, update the gallery or state the relevant change rather than allowing an obsolete impression to persist.

The regulator's current professional resources are provided as further reading, not as a newly announced photography rule for this diary date. This is an editorial quality checklist. Before publishing, ask a person who has not seen the home to describe what they believe the images promise. Compare that description with the actual offer. Correct the gaps in captions and facts; better information can reduce wasted enquiries without relying on visual exaggeration.
