An incentive can make a listing look easier to buy without making the underlying transaction easier to understand. “Cashback,” “free fees” and “furnished package” may describe different arrangements. A household should request the actual written terms before deciding what the incentive is worth or how it changes the cash needed to proceed.
Start with the documents that identify the agreed purchase price and the lender's own financing offer. Then list every incentive separately, with its provider, conditions and expected delivery date. Do not assume an advertised rebate changes the price in the legal or financing documents. Ask the solicitor and lender to explain any difference that affects their work.
Compare value with usefulness
Suppose a package includes furniture described as worth RM20,000. The household may need only part of it, or may prefer different items. Estimate what replacing those useful items would actually cost the household, rather than treating the marketer's valuation as cash in the bank. If the package cannot be exchanged for money, do not use it to pay a tax or moving-cost line in the budget.
Timing also matters. An incentive paid after completion cannot automatically cover a payment required before completion. Put the dates on the cash calendar and ask who confirms that all conditions have been fulfilled. Where the timing is uncertain, keep it outside the base plan until the household has a reliable written answer.
Keep all parties accurately informed
A buyer should not be asked to hide a side arrangement from the professional or institution assessing the purchase. If an intermediary suggests describing the transaction differently to obtain a larger facility, stop and clarify the position directly through a trusted institutional channel. Honest disclosure protects the household from building its plan on incompatible assumptions.
BNM's current complaint information is linked for consumers who need to understand the appropriate financial-service escalation route; it does not establish wrongdoing in any hypothetical example here. For an ordinary purchase comparison, the next useful action is less dramatic: request a plain explanation of the incentive, price the items the household genuinely needs and confirm the dates. An attractive offer should remain understandable after the promotional banner has been removed.
