A home financing discussion can become a bundle of acronyms, interest figures and protection products. When several decisions arrive together, a borrower may approve a premium without understanding what problem the cover is intended to solve. The starting point for this retrospective diary is simple: separate the loan decision from the explanation of the proposed protection.
Ask for the actual product disclosure sheet and the quotation addressed to the applicant. Identify the insured person, the covered events, the period of cover and any important exclusions or conditions. Ask how the benefit is calculated over time and who receives it. Do not infer those answers from the product name or from a short comparison on a sales slide.
Look at the household that remains
For example, a couple might divide their expenses unevenly: one pays the instalment and the other pays school and household bills. If either income stopped, the surviving budget could change in more than one way. Discuss that situation with a qualified adviser instead of assuming that covering only the instalment automatically covers the family's full need.
If a premium is added to financing, request a comparison showing the financed amount and payment implications separately. If it is paid upfront, include it in transaction cash rather than hiding it among future monthly expenses. Also ask what happens if the property is sold, the loan is refinanced or the protection is cancelled. Record the answer and the relevant document reference.
Compare the same assumptions
Two protection quotations are not comparable merely because their first-year costs are similar. Check the term, insured amount, applicant information and scope of benefits. Ask whether existing personal cover is relevant to the discussion, while recognising that an adviser must assess its actual terms. Never cancel an existing policy solely because a replacement has been described verbally.
AIA's mortgage FAQ is linked as current provider further reading, not as a recommendation for a particular product or a report of a new October announcement. Different providers and contracts can work differently. The practical objective is to leave the meeting with a written explanation that another household member can understand: what is protected, what remains exposed, what it costs and what decision still needs independent clarification.
