For 12 September 2026, this retrospective diary considers the technical side of a factory search. Written on 5 November, it does not announce a new industrial standard. MIDA’s service and sector references are further reading; suitability must be confirmed for the actual building and intended process.
Start with equipment, not floor area
Prepare a schedule of machinery, storage, material movement and people. Record dimensions, weights, power needs and any special ventilation or environmental requirements. A large floor plate is not enough if its structure or services cannot support the operation.
Ask qualified engineers to assess loading and proposed installation work. Do not rely on a landlord’s informal estimate or assume that a previous occupier used identical equipment. Request the relevant drawings and records, and identify what further investigation is needed before installation.
Confirm utilities at the point of use
An existing electricity connection does not by itself establish adequate capacity for a new process. Ask about the actual supply, distribution arrangement, upgrade requirements and the party responsible for costs. Apply the same care to water, drainage and other essential services.
For illustration, a hypothetical manufacturer may find a lower-rent unit that needs a lengthy power upgrade. The saving should be compared with upgrade costs, temporary arrangements and delayed production. An inexpensive lease can be expensive if the business cannot operate when planned.
Put alterations and approvals into the agreement
Discuss required works before signing. Identify which alterations the owner permits, which approvals must be obtained and whether reinstatement is expected at the end of the term. Ask a lawyer to document conditions that are essential to the business, rather than relying on an email saying the premises should be suitable.
Check fire-safety arrangements, access for emergency services and the use of shared areas with the appropriate professionals and authorities. Different activities may face different requirements; this article does not prescribe a universal licensing checklist.
Keep a risk register beside the rent comparison. For each important issue, record the evidence, adviser, expected cost and decision deadline. If a critical answer is missing, leave the item unresolved instead of converting uncertainty into a confident assumption.
Use property listings to identify candidates, then inspect them with the people who understand the operation. A factory should be evaluated as working infrastructure. The correct technical questions often reveal more than another photograph or a slightly lower quoted rent.
