This 6 September 2026 diary entry is a retrospective practical note, published on 5 November. It addresses self-employed income documentation rather than reporting a new lending rule. The AKPK advisory information linked below is further reading and does not promise approval.
Tell one consistent financial story
A business can be busy while its owner’s personal cash flow remains uneven. Before approaching lenders, organise the documents that explain both. Ask each institution for its actual checklist, because acceptable evidence and assessment methods can differ. Avoid assuming that one bank’s request applies to every other product.
Keep business receipts, operating costs, taxes and the money available to the household distinct. A large incoming transfer may represent sales before expenses, a one-off asset disposal or money owed to a supplier. Labelling it clearly is more useful than treating every deposit as permanent personal income.
Use a month-by-month view
For illustration, imagine a consultant with several strong billing months and a quiet period between projects. A budget based only on the best month can support a larger payment than the ordinary pattern justifies. Build a timeline showing received income and necessary spending, then identify the level that can be sustained through a slower period.
Explain unusual movements with authentic documents. Keep the explanation concise and consistent with the statements supplied. Never alter a statement, manufacture an invoice or describe borrowed money as earnings to make an application look stronger.
Prepare the household decision separately
Calculate the housing payment that would remain manageable if an invoice were late. Allow for business working capital as well as personal emergency savings. Funds needed to pay staff or buy stock should not also be counted as the available house deposit.
Ask how the lender handles changing income, and whether additional information would make the assessment clearer. If an application is declined, seek the reason and consider professional financial advice before repeatedly applying without changing the underlying position.
The government portal describes AKPK financial counselling and advisory support, including support relating to rejected housing-financing applications. That is a route to better understanding, not a shortcut around a lender’s requirements. Use the loan calculator for a modest planning range, then compare homes for sale that fit the household’s dependable cash flow. A clear file and a realistic purchase price are more useful than a headline income figure that only appears in exceptional months.
